A new gateway to Stamford’s South End

At the meeting point of downtown and the waterfront, 18 Dock brought a new residential destination to Stamford’s South End. With 395 residences across 675,000 square feet, an extensive amenity program, expansive views, and a wide range of layouts, Dair Development needed a brand that could 
distinguish the property in a crowded luxury market 
while conveying the scale and flexibility of the residential experience. Neoscape was engaged across almost every major marketing touchpoint, beginning with branding and extending through visualization, digital, film, photography, advertising, and leasing collateral.

Defining a different kind of luxury

Our team quickly identified an opportunity to move beyond the familiar language of luxury residential marketing. Instead, the positioning centered on the luxury of choice: the ability for residents to shape their experience around how they actually live.

A diverse mix of residences and layouts, abundant amenities, hospitality-focused programming, outdoor spaces, and easy access to downtown, 
the waterfront, Metro-North, and I-95 supported that flexibility. This idea became the foundation for the 18 Dock narrative,  identity, and broader campaign.

Making the future tangible

Because much of the marketing began before prospective residents could experience the property for themselves, visualization played a central role in the campaign. Our team created imagery showcasing residences, panoramic views, the lobby, pool, rooftop, retail, and the building’s relationship to surrounding Stamford.

Neighborhood, drone, and backplate photography added an authentic sense of place, connecting the aspirational residential experience to Stamford’s waterfront, downtown energy, parks, dining, and transportation network. The film extended that story into motion, bringing together the building and the lifestyle around it.

One brand across the entire journey

The identity carried across every stage of the customer journey, from construction through leasing and opening. Neoscape designed the 18 Dock Jonah website, 
along with a digital retail leasing brochure, floor plans, eBlast templates, digital and print one-sheets, transit advertising, construction signage, and other campaign materials. The campaign created a consistent visual 
and narrative system that balanced the property’s tangible attributes with the everyday possibilities it unlocked for residents.

Establishing a new South End destination

The completed campaign gave Dair Development a comprehensive platform to introduce 18 Dock to the market and carry the property from pre-leasing through opening. More importantly, the brand helped position the property as part of the 
South End’s continued evolution: a new gateway between downtown and the waterfront, and a distinctive place within Stamford’s growing skyline.
