Three residential buildings, one immersive experience

This project began when Akridge and National Real Estate Development approached Neoscape with an enticing placemaking opportunity. These industry leaders were reshaping a D.C. site with rich industrial heritage into a multi-use development to encompass retail, cultural experiences, and a strong residential mix. The task at hand? Attracting a diverse set of audiences to live and linger at one cohesive location. We collaborated with our clients to build a holistic brand architecture that would eventually garner accolades including the 2025 NAIOP “Best of the Best – Building” and “Best Mixed-use Project” awards.

Where home is an identity

After creating audience personas to represent The Stacks’ future tenants, Neoscape developed lifestyle-driven brands for each of the three buildings. First came Everly, a serene and modern residence tailored to those seeking calm luxury. Next emerged The Byron, a bold and inspiring space for driven young professionals. The third and final brand created within The Stacks was Colette, a textured and energetic community where every detail is designed to delight.

Neoscape’s film and 3D rendering teams engaged The Stacks to create stunning, realistic visuals that captured all the site has to offer for a range of audiences. From biophilic indoor spaces to artful terraces and evening exterior views, these visuals reflect the wander-worthy sophistication of The Stacks, inviting people to imagine it as the setting for their lives.

Creating collateral that captivates

One glance at the branding materials for Everly, The Byron, and Colette quickly cues their differentiated offerings within The Stacks. From naming the spaces to developing logos, typography, color palettes, messaging, brochures, websites, and more, Neoscape created distinct identities for all three parts of the neighborhood, giving each piece its own perspective and voice. These brands were designed to evolve across leasing phases, providing sales teams with compelling narratives to share.
